When is the best time to sell? 

It’s a question we real estate agents get asked all the time: when is the best time to sell?

 

Statistically speaking, the best time to sell appears to be the end of the year; properties sold in October, November and December receive the highest average prices. Whilst it definitely depends on where your property is located (amongst many other factors), and the Sunshine Coast isn’t as affected by the seasons such as Melbourne and Sydney, the spring season remains one of the most popular times to sell property.

Buyers are ready to get outside and spend their time looking at houses, and for sellers it’s easier to make their home look attractive without putting in extra effort. Homes are warmer, long hours of sunshine help brighten homes, and the gardens are coming into bloom. Beachfront properties look more attractive as buyers are able to see themselves using the benefits of such an enviable location, which can result in higher prices.

If you’re both buying and selling, you also want to think about how to balance the supply and demand in your favour. Do you market your home at a time when there are more buyers active, and deal with the extra competition from sellers? Or should you market during a quieter period, facing less competition but also less buyers?

Getting the balance right when it comes to selling and buying can be difficult. Overall, spring is traditionally mentioned as the best season - however it should be noted this means there is more competition from other properties on the market.
